Masonry Contractor in Rosemount

Workmanship warranty, in writing
The median Rosemount home was built in 2000, later than any of its Dakota County neighbors. It also has the largest share of genuinely old housing of the four suburbs down here, small though that is, at 3 percent built before 1940.
About three hundred old houses inside a city of roughly ten thousand homes. It sounds like a footnote, and it is actually the shape of the place. The village of Rosemount was founded in 1866 along the rail line and incorporated in 1875. The township around it stayed farmland for another century, and the two only merged in 1971. The suburb is fifty-five years old. The village is a hundred and sixty.
Rosemount Weighs Its Salt Every Week
This city reports its winter salt use to the council weekly throughout the snow season, and it has cut application rates from 77 tons per event to 51 tons per event. That is an unusually direct way of running it, and it is a matter of public record.
It earns a place on a masonry page because chloride does something to a wall that cold alone does not. Meltwater carrying it wicks into the lowest courses beside a walk or a drive, and the wall then freezes wet. Look along the bottom of any Rosemount entry that sits beside a salted surface, and you will usually find it years ahead of the brickwork above it in wear.
What the council counts is what goes on the streets. The salt nearest your masonry is the salt you spread yourself, and no reduction program reaches it. Sweeping the residue up once the thaw comes protects the wall better than anything anyone can sell you afterward.
What Comes Up In A City With Three Kinds Of House
Brick and mortar on the pre-war housing
About three hundred Rosemount properties predate 1940, which is a village's worth of housing rather than a suburb's. Those are old enough for soft brick and lime-based mortar, and they behave like old St. Paul housing and like nothing else in this city.
Chimney tops across everything else
The nine-tenths built since 1970, with stacks now old enough for the top of them to matter.
Front entries that have settled
In the newer subdivisions. The house was put on footings taken below the frost line; a good many of the entries beside them were not.
Steel over garage doors and wide windows
The same detail went in above every wide opening in the city for thirty years, so this is a job that turns up on one street after another.
Salt damage at ground level
This city publishes what it spreads, week by week, and the section above explains why that matters to your masonry more than it sounds like it should.
What We Do In Rosemount
Three housing groups, so three sets of work. The year your house was built is genuinely the first thing we need to know here, and it decides which part of this list applies to you.
Tuckpointing and brick repair on the pre-war properties
Soft brick and lime-based mortar, ground out and repointed in a mix kept deliberately softer than the brick it sits against. This applies to about three hundred Rosemount houses and to almost none of the rest, and getting the mortar specification wrong on one of them does real damage.
Foundation and basement repointing where the housing is old enough
The same three hundred houses. On anything built after 1970, the foundation is very rarely the problem.
Crown rebuilds, sealing and raincaps
For the nine-tenths built since 1970, it is the most common single job. Our crown page sets out what each option involves and when a seal will do. What is local is the split: the three hundred old houses have stacks nobody has costed in eighty years, and everything else in Rosemount has a crown of roughly one age and nothing else wrong with it.
Lintel replacement
On the post-1970 housing, where the steel above the wide openings all dates from a single long building period. Rusted angle iron out, the brickwork above carried while the opening is made good.
Entryway and step rebuilds on graded ground
Footings taken to depth. On a settled Rosemount entry, the fault is in the bed, and relaying the same brick on the same bed is money spent twice.
Salt-damaged masonry at grade
Bottom courses beside driveways and walks, replaced where the faces have gone. Coating over salt-damaged brick traps the problem instead of solving it.
Natural stone retaining walls
Rebuilt from what is already in the yard where the material is worth keeping. Interlocking block is not work we take on, in either direction.
The 830 houses in the middle
They went up while the township around the village was still farmland, and they belong to neither of the other two groups. The brick on them is a skin rather than a structure, and what holds it on has been quietly corroding since Eisenhower. When it lets go the wall pushes outward, and our brick repair page explains why that cannot be put right one fixing at a time.
Rock Close To The Surface, Unlike Eagan, Apple Valley Or Lakeville
Of the four suburbs out this way, Eagan, Apple Valley, Lakeville and Rosemount, this is the one where the bedrock is genuinely near at hand.
Analysis of the state atlas mapping for Dakota County finds five mapped bedrock outcrops inside Rosemount, places where rock reaches the surface. About a quarter of the city sits within a hundred feet of rock, and the mean depth is roughly 144 feet, the shallowest of the four. What is up there is Shakopee dolomite, a hard rock, across about 68 percent of the bedrock surface. Immediately to the north, in Eagan, the mean is 272 feet, and nowhere at all does rock reach daylight.
This does not change what your house needs, and we are not going to dress it up as though it did. It can show up in the digging, and only in the small part of the city where the cover is genuinely thin. A footing goes down a few feet, so a hundred feet of soil and four hundred feet of soil are the same morning's work. Near an outcrop they are not, and that is a thing worth establishing at the estimate rather than on the day the crew arrives.
What It Costs
Nothing is added for getting there, and there is no floor on the size of job we will take. On a very small job we will sometimes ask whether it can wait a week or two so it can sit alongside something else. You are free to say no.
Which numbers matter depends on which Rosemount you live in. For pre-war properties, repointing costs about $2,800 for a small area of tuckpointing, $6,000 to $8,000 for a full-house wall, and about $2,200 for a section of interior foundation work. For post-1970 housing, the stack: repair opens near $3,500 for a single-story house, and a recast crown sits around $5,500.
Those are starting points published so you can decide whether to call. The real number comes after Sam has looked at it, and looking at it costs nothing.
Every one of those figures depends on square footage and on what we find when we look. They are rough guides to help you decide whether to call, not quotes. The exact number comes after the visit, and the visit is free.

Common Questions In Rosemount
In five mapped places, yes. Of the four suburbs out this way, it is the only one where that happens, and about a quarter of Rosemount is within a hundred feet of rock. Next door in Eagan, the average is 272 feet, and it never reaches the surface.
Not in itself, and we are not going to pretend it does. A footing goes down a few feet and never gets near rock anywhere in this city except right at the outcrops. It is a fact about the ground, not a fault in it.
Completely, and it is why this page is written in three parts. About three hundred Rosemount houses are that old, dating from before the suburb existed, and they are soft brick in lime-based mortar. Repointing one of those with a hard modern mortar damages the brick.
Then you are in the newest, and much the largest group, and the answer is the chimney top, eventually, and the steel spanning any wide opening. A repointing quote on a house that new is worth a second opinion, because repointing belongs to the three hundred and not to you.
At the street, a little, and it is worth knowing the city measures it. The part that reaches your wall is mostly up to you. That is not a sales pitch; it is the cheapest thing on this page.
Neither the travel nor the estimate costs you anything, and Sam is the one who comes out to do it.
