Own a condo or a townhome with brick, block, a chimney, or a stoop that needs work? On a small association board trying to get the masonry on one building sorted? That is what this page is for. We take on residential multi-family masonry across the Twin Cities.
We are a residential masonry company, and that is the work we are built for: an owner's unit, a shared or party wall, a chimney in a townhome, the brickwork on a small single-family building. What we are not is a large commercial contractor, so a whole apartment complex, or an association-wide contract spanning many buildings, is outside what we take on, and we say so before anyone drives out.
When This Is Us
What We Take On
Masonry on an individual condo or townhome unit
Chimney, stoop, brick, block, foundation and tuckpointing on an owner's own unit, the same residential work we do on a single-family house.
Shared-wall and party-wall masonry
Repair and rebuild of a wall shared between units. We will tell you what the masonry needs; the split of responsibility between a unit owner and the association is a question for your governing documents.
Single small association buildings
Tuckpointing, brick and block repair, chimney and stoop work on one small building for an association that wants it done properly.
Documented estimates for boards and property managers
A written estimate and, where a job requires them, photographs of what was found and done, prepared so they can be presented to a board or a manager.
What this job does not include
Whole apartment complexes and association-wide contracts across many buildings. That is large commercial work, which we decline. For light commercial on a single building, our commercial masonry page sets out where our line is.
Ground-up construction of any building.
The ownership and assessment decision. We price the masonry; whether a cost falls to a unit owner or to the association is set by your governing documents, and that is not a call we make or advise on.
Thin adhered veneer, segmental block systems, and concrete flatwork, which we refer out.
Where the Line Is on Multi-Family Work
The useful thing to know before you call is that we are a residential masonry company with a residential building contractor license, BC807211, and that is the work we are set up to do well.
An individual condo or townhome unit, a shared wall between two units, a chimney in a row, or the brickwork on a single small building all fall within that. A whole apartment complex, or an association-wide program across many buildings with a schedule of trades and a management process, does not, and you are better served by a firm built for that. We would rather tell you that on the phone than take the work and discover it is bigger than the crew.
One thing we do not do is read your association documents for you. We can tell you exactly what the masonry needs and what putting it right costs; whether that cost falls to the unit owner or to the association is a question for your bylaws and your board, not for a mason.
How It Runs
Why a Small Crew Suits This Work
The owner writes the estimate and is on the job
Sam prices the work and is on-site while it happens, so any question that comes up mid-job gets answered by the person who quoted it.
We stay inside what we do well
Residential masonry on a unit or a small building, done properly, and a plain no to the large multi-building work that belongs with a bigger firm.
Documented for the people who sign it off
The estimate and the photographs are written for a board or a manager to read and act on, since whoever approves the spend rarely attends the site visit.
Ten years on the workmanship
In writing, on what we did. It is a workmanship warranty, not a materials one.
Common Questions
Do you work on condos and townhomes?+
Yes. The masonry on an individual condo or townhome unit, a chimney, a stoop, and brick or block tuckpointing are ordinary residential work, and we do it the same way we would on a single-family house.
Do you do whole apartment buildings or association-wide contracts?+
No. A whole apartment complex or a program across many buildings is large commercial work, and we decline it. A single small building we will look at; our commercial masonry page sets out where that line sits.
Who pays, the owner or the association?+
Your governing documents decide that, not us. We price the masonry and tell you plainly what it needs; whether the cost falls to the unit owner or the association is a question for your bylaws and your board.
Do you work with HOA boards and property managers?+
Yes. The written estimate is prepared so it can be handed to a board, an owner, or a manager who was not at the site visit.
A party wall between two units has cracked. Can you repair it?+
Yes, that is masonry we do. What the wall needs is a call from us to tell you how responsibility for it is split between the two units, or to confirm that the association is set by your documents.
Are you licensed and insured for this?+
We hold a Minnesota residential building contractor license (BC807211), which is the appropriate license for residential masonry, and a certificate of insurance is available upon request.
Can this work happen in winter?+
Interior masonry carries on through the winter, and estimates do too. Exterior work waits for weather mild enough for mortar to cure.
What does the warranty cover?+
Ten years in writing on the masonry we did. It covers our work, not masonry we did not touch, and the full terms are in the contract.

Tell us whether it is your own unit, a shared wall, or a building an association looks after, and roughly how big the masonry is. Photographs of the brick, the chimney, or the wall in question save a visit that turns out to be the wrong fit for both of us.
If it is larger than what this page describes, we will say so on the phone before anyone books a visit.
